Breaking Ground on Mansion House: A New Chapter for Downtown St. Louis

Today marks a monumental moment for Downtown St. Louis as we officially broke ground on the $195 million redevelopment of Mansion House — one of the largest residential reinvestments our city has seen in decades.

Located at 300 N. Fourth Street, Mansion House has long stood as a mid-century landmark on the St. Louis skyline. With views of the Gateway Arch and the Mississippi River, its next chapter will blend preservation, innovation, and community — transforming the historic property into vibrant, modern housing that continues to serve a diverse cross-section of residents in the heart of the city.

The groundbreaking ceremony brought together a coalition of public and private partners who share a vision for downtown’s future, including Mayor Cara Spencer, Catalyst Opportunity Funds, UnitedHealthcare, JPMorgan, Gershman Investment Corp., and the City of St. Louis. Their partnership and commitment have been instrumental in turning this vision into reality.

As the developer behind this ambitious transformation, New + Found is proud to continue its mission of building places that strengthen neighborhoods and empower communities. The Mansion House redevelopment will deliver over 500 modernized residential units with updated amenities, a new rooftop pool and terrace, fitness and coworking spaces, and expanded connections to the surrounding riverfront district.

Equally important, this investment ensures the continuation of attainable housing downtown. As New + Found CEO Will Smith noted during the ceremony, “Our goal is to preserve affordable and workforce housing while reimagining what downtown living can be.”

This redevelopment represents more than just new construction — it symbolizes confidence in the future of Downtown St. Louis. By restoring and reactivating one of the city’s most prominent residential properties, the project will bring renewed energy, residents, and opportunity to the urban core, supporting the broader momentum of downtown’s resurgence.

Construction will progress over the next two years, with the first phase of renovations anticipated to deliver in 2026 and full completion slated for 2027.
