Overview: New + Found has secured financing for the $195 million redevelopment of Mansion House. This 29-story residential tower overlooking the Gateway Arch redevelopment is one of the largest in Downtown St. Louis in decades. The redevelopment will modernize all 415 apartments while preserving the building’s midcentury character. Renovations include upgraded unit interiors, new amenity spaces, improved building systems, refreshed common areas, and a fully reimagined rooftop pool with panoramic views. The project began construction in the Fall of 2025.
Designed by Lawrence Group and built by PARIC, the project is expected to deliver new residential units by 2027, with most apartments affordably priced for households earning under 80% AMI. The redevelopment set to strengthen the ongoing momentum Downtown and reposition Mansion House to provide modern urban living in the heart of the city.
